I've spent more than a decade selling luxury homes across Paradise Valley, Arcadia, and Scottsdale, most of it for sellers. The Washington move was my idea. A buyer walked into one of my open houses and said they'd rather live in Scottsdale than pay Washington's new capital gains tax. I ran the numbers and they were striking. A high earner can cut their state long-term capital gains rate from as much as 9.9% to an effective 1.875% by moving to Arizona.
