Arcadia Proper
Former citrus groves below Camelback Mountain, with big green lots, mature trees and a true neighborhood feel in the middle of the city.
Arcadia Proper was once citrus groves on the south side of Camelback Mountain. Today it's known for big lots, grass and mature trees. People moving here are often surprised that part of Phoenix can look this green.
Locals know exactly where Arcadia Proper starts and stops: 44th Street to 68th Street, from the canal north to Camelback Road. Arcadia Osborne to the south and Arcadia Lite to the west are separate neighborhoods, and you can often get a similar home there for noticeably less per square foot.
The original parcels were five acres. Many were later split, so lots range from a quarter acre to a full acre, with the larger lots north of Lafayette Boulevard. Most of the original 1950s ranch homes have been rebuilt. Compared with Paradise Valley, homes sit closer together, and it feels more like a neighborhood.
