Tempe
Lively near ASU and Tempe Town Lake, quieter and newer to the south, at a lower cost of entry than Scottsdale or Phoenix.
Tempe has two distinct sides. North Tempe, around Arizona State University, is busy and lively, with Mill Avenue's restaurants and bars second only to Old Town Scottsdale. South Tempe is quieter, newer and more neighborhood-focused.
Near the university, most homes are small single-family homes from the 1950s, plus condos. Farther south, homes get newer and some are large, and Circle G Ranches has horse properties of a couple of acres.
Tempe Town Lake is a draw of its own, with rowing, sailboats, paddleboats, music festivals and Fourth of July. Companies like State Farm and Carvana have headquarters nearby, and there's always new development.
