Kierland
A 1990s master-planned community next to Kierland Commons and Scottsdale Quarter, with golf and newer homes close to shopping.
Kierland was built mainly in the 1990s alongside Kierland Commons, an outdoor shopping center, and later Scottsdale Quarter across the street. Think of it as a newer, smaller-scale version of a master-planned community like McCormick Ranch.
Homes were built as production homes, so many look similar, and lots are on the smaller side. There are condos as well. It's flat and less lush than McCormick or Gainey, but the shopping and restaurants are right there, and it's an easy drive to Old Town and the Loop 101.
More and more buyers are remodeling here, and there's a lot of new commercial and residential development just to the north.

Is Kierland in Scottsdale or Phoenix?
Both. The area west of Scottsdale Road, where Kierland Commons sits, is in Phoenix; many people assume it's all Scottsdale.
Can I remodel a Kierland home?
Yes, within the HOA's rules, which limit major exterior changes and teardowns.
